<p>My new car is with Esanda Finance which is run by the ANZ bank.  I won&#8217;t go into exact details here but I&#8217;m paying 11.17% fixed for the 5 year period of the loan.  Application was very easy, only thing is they are very nasty if you miss a payment (know someone who did).</p>
<p>To get this loan I used a broker called FinCar ( http://www.fincar.com.au/ ), which is like that Mortgage Choice mob, but for car finance.  They handled all the details including application and searching for the best loan for me (I had a default about to expire).  I got approval very quickly after sending in my financial details via email.  They also arrange loan and income protection for you.</p>

My wife and I live in Queensland. We are looking to buy our first home &#8211; in south-west Brisbane. We are in two minds: buy as cheap as possible (but possibly either a fairly old property or a newer but very small place on a tiny piece of land) or go for something nicer (newer with 4 bed, 2 bath, 2 car garage on a bigger block) to maximise re-sale value in a few years&#8217; time.</p>
<p>We really want to get on the property market asap but not have a loan hanging over us for 30 years and never get ahead.</p>
<p>The idea behind the older or smaller place is that as it is cheaper we should be able to pay it off quicker (or at least pay off a large portion before we are looking to move up the ladder in 4-5 years).</p>
<p>The idea behind the newer or bigger place is that although it is more expensive we would probably be happier living there and while we won&#8217;t make huge inroads into the mortgage in 4-5 years the capital growth should be greater as house prices climb.</p>

So you only have to worry about what your costs are for the few years you live there. Remember that a bigger house is going to cost more to maintain and cost more in utilities, month to month.</p>

Generally, the way you are going earn a down-payment for your next home is to sell this one at an appreciated value.</p>
<p>Finally&#8211;and this is important&#8211;to determine what you can afford, take an honest look at your financial statement (all banks have a blank template you can get for free). You should be able to set aside savings for 3-6 months living expenses minimum before you budget what you can afford in mortgage payments. This is because emergencies and unexpected costs are part of real life. Trust me on this. Plan for them in your calculations.</p>

For example, if someone won $  30,000. Then paid off their car, do they have to tell the tax dept and centrelink that they had won a cash prize? If so, does centrelink then stop the family payment because that person received money from elsewhere? Even if they paid it all out on the car loan/credit cards? , With nothing left of it?<br />
If someone is experienced with this kind of law, please answer, but no guesses please, thank you.</p>

<p><i>Answer by Mad n Bad</i><br/>You have to declare any income or change of circumstances on your Centrelink documentation, failure to do so within 14 days can lead to prosecution.</p>

I am 35 single and have finally paid off all the credit cards and the car loan&#8230; I really want to buy a unit in town under $  300 K. I will be renting out at least one room to share the debt. I am renting a unit and want to get a more stable housing status so no one can kick me out or make me move. I want to build equity as well&#8230;.Any ideas??</p>

<p><i>Answer by One Armed Scissor</i><br/>If you are debt free and have a steady income, most financial institutions would give you a loan. How much they lend you depends  on your income. With the lessons learned from the recent global financial crisis, they no longer finance 100% of the required loan amount, so you will likely need at the very minimum 5% deposit. However, if it&#8217;s your first home, you can use the first home owners grant as your deposit. As far as which loan or which bank or home lender to go through, you might be best to go to a mortgage broker and compare all the different loans to find the one that suits your needs, as they all have different features and rates.
